What services does a Janitorial Cleaning Company offer?

Here’s a common question I receive from potential clients…What services does a janitorial cleaning company offer?  This is often a gray area so I wanted to take a moment to clarify.  Please do know these services can vary from company to company but this should at least give you some idea of what you can expect. Here is a list the basic commercial janitorial company cleaning services:

Offices/Conference Rooms/Common Areas/Hallways

  • Empty all waste receptacles/recycle shredders and change liners.
  • Dust and wipe clean all surfaces, desks, counters and other office equipment in the offices, conference rooms and any other common areas.
  • Clean glass top desks and all other interiors free of smudges, prints, and lint as needed.
  • Dust and wipe clean window blinds and windowsills.
  • Dust and sweep all hard floor surfaces, including hallways and entryway.
  • Mop all hard floor surfaces, including hallways and entryway, twice a week or as needed.
  • Vacuum all carpeted areas and entry mats.

Restrooms

  • Empty waste receptacles and replace liners.
  • Restock toilet paper dispensers, paper towels dispensers and hand soap dispensers.
  • Clean all mirrors, soap dispensers, washbasins, counter tops, cupboard doors, and plumbing fixtures.
  • Scrub and polish all bathroom sinks.
  • Clean all toilets using germicidal disinfectant (includes toilet seats).
  • Sweep and mop floors with germicidal disinfectant.

Kitchen/Breakroom

  • Empty waste receptacles and replace liners.
  • Restock napkins, paper towels, and hand soap.
  • Wipe clean and sanitize counter tops, cupboard doors, tables, and chairs.
  • Scrub and polish kitchen sink.
  • Wipe and clean the interior and exterior of all microwaves.
  • Wipe the exterior of the refrigerator free of handprints and smudges as needed.
  • Sweep and mop floors with germicidal disinfectant.
Now the services outlined above will be what most janitorial companies will quote you in their basic package. I sometimes run into clients that expect more within their cleaning contract. Be sure that if you are expecting more services that you outline those items during negotiations. The cleaning company can then either charge you additional for those services or offer to do them at no additional cost, depending on the complexity. Here are some cleaning dutires that may be considered additional services:
  • Deep cleaning interior of refrigerator
  • Carpet cleaning
  • Floor care which typically includes stripping, waxing and buffing services
  • High-Ceiling Dusting
  • Baseboard cleaning
  • Stairwell sweeping
  • Sanitizing phone and headsets
  • Window cleaning
At the very least, be sure that all cleaning duties are clearly outlined in your contract. One other thing to mention, janitorial companies don’t move furniture when vacuuming. That being said, if you are wanting to be sure the cleaning company is vacuuming under your furniture, you will need to move it out of the way before they clean. Their job typically entails vacuuming the visible areas.
