  1. What are your business hours for Operations & Customer Service

If you are looking for a professional janitorial company to clean your facilities, you need to first determine what the best time is for you. If you work in a business environment where there are a lot of people on the phone, we recommend you get evening cleaning services. If you have very expensive inventory and no camera surveillance, we recommend housekeeping services during business hours. The only problem with cleaning during business hours is the noise of the vacuuming. This item can always be coordinated. Depending on the square footage of the facility and its layout, vacuuming should take 15 minutes for every 1,000 square feet.

  1. Are the Cleaning Rates Affordable – Competitive?

Like in any business transaction, you need to make sure you shop around and get at least 3 different quotes. Then, make sure you not only compare the rates, but make sure you are comparing apples to apples.  One janitorial bid may be lower than the other 2, but you may be getting less.  Make time to meet with all 3 companies and go over their proposals and ask questions like:

  1. How often will the crew have a supervisor check their work?

Another important question you need to ask the Cleaning Company is what are they going to do to ensure that their customers satisfaction. We suggest having a Lead Custodian or a Supervisor inspect the work 30 minutes prior to ending each cleaning service. This will allow plenty of time to ask the employees to re-do or touch-up a section if needed.  In the event the client finds and area that he/she is not satisfied with the work, will the cleaning company send someone over immediately to correct the error? How fast can the account manager reply to emails and phone calls?

  1. Will the same custodial crew service the facility on each service?

Getting to know the cleaning crew that is going to be providing the services is very important. Knowing the staff builds a positive rapport. Even more important, having the same crew clean your facility increases the chances of everything being done correctly and not leaving an item out. This will allow the crew to have a set cleaning routine.  Having a cleaning routine down also helps the cleaners be more efficient and keep a log of what items to take care of on the next service. Example: Cleaning mini-blinds once a week.

Hiring a commercial cleaning company is not a decision that should be made in a hurry. Be sure to ask the right questions beforehand to make sure that you receive the best service available at the best rate.  Consider hiring a local medium size company versus a franchise. Paying a franchise only means that 20% of your money will go to the franchisee owner and not into the cleaning services you will receive.
