1)     Price: Do not hire a cleaning company because they provided you with the lowest bid. A low bid may mean it is an aggressive tactic to win over the contract without really caring about the quality of the services that they will be providing. A low bid may also mean no background checks, no budget for an evening supervisor to check on the cleaning, or a staff without a professional presentation like wearing or not wearing a uniform.

2)     Years in Business: We do not recommend hiring a start-up janitorial company. If this company is successful, they will go through some growing pains which may reflect in the customer service and cleaning services provided to your facilities.

3)     Hire Local vs Hiring an out of state or national cleaning company. By hiring local you will be able to get a break on price. A national company may claim they have a evening supervisor but in reality they have a regional supervisor that may be inspecting your facility about once a week. A local janitorial company is structured so that the facilities get supervised with a higher frequency.

4)     Offer Signing a 2 Year Contract for a lower price: For the most part janitorial companies would like their client to sign a 2 year agreement with a 30- Day notice cancellation clause. Some clients are afraid of committing to a 2 Year so they ask for a 1 year contract. Janitorial companies incur a great expense the first 2 months of a cleaning contract which leads to $0.00 net profit the first two months. Finally on the 3rd month is when the profit which is roughly about a 25% kicks in. offer signing a 2 year agreement for 10% less.

5)     Ask to meet the supervisor: Some janitorial companies have a great sales person to close the deal but what about their janitorial on-site supervisor? This is a key person that will determine the success of the contract. Ask to meet with him/her to go over final thoughts on the specific cleaning needs vs having the sales person write it down and then passing it along to him.
